Support Is An Art (But It Needs a Little Science)

As you would imagine, accurately reviewing deals, consulting on mailings, and providing world-class business support is an art. Everyone's business is different and we are working diligently on the back end to serve your specific situation best. 

Doing this requires your help! To manage your requests accurately and in a timely manner, we ask that you follow our workflow to submit email questions, and you are fully prepared anytime we are having call. 

To help you get the most out of our support, we put together this guide that will ensure you get our best answer every time.

In General

We are here to help, but we need all the info BEFORE we can get you an answer. Whether it's a 1x1, office hours, or email support... PLEASE have all your windows open, accounts logged in, and provide accurate screenshots/give us all the data we need to help.

You being prepared is the key to being successful in this business, so help us help you!

We do not guarantee 48-hour turnaround time IF your questions is not submitted the correct way.

Deal Reviews

When requesting help pricing and evaluating deals, we ask that you follow these guidelines. 

First, you MUST provide all the following. 

  • APN/Tax ID Number
  • County & State
  • A picture of the property from a GIS map or DataTree
  • Any info from the seller
    • Title issues
    • Motivation Levels
    • Can they sign and sell it
    • Will they accept your offer
  • Any experience you have working in that market that is relevant
    • We don't work in every market so we rely on you to fill in the gaps in most cases. We will happily provide our insights in an area if asked, but there are 3000+ counties and we only work a handful of them! 

Simply sending us a property and asking "what are your thoughts," leaving us to price and develop a strategy is not what this service is. When sending in a deal review -- please provide your efforts (above) and your thoughts (below):

  • You Estimated Market Value
  • Thoughts on Exit Strategy (terms/cash/wholesale)
  • Overall opinion
  • What questions you have

Mailing Reviews

This one is pretty simple.

Don't ask "where should we mail?", or "what do you think about this county.

We make data driven decisions; evaluating an entire county for every person that asked would be impossible... and frankly if we were doing that I would send the mail myself!

Here are the main questions that come up while preparing a campaign: 

  • What kind of mailer should I send?
  • Is my pricing correct?
  • Do these properties fit my acquisition criteria?
  • What does this data mean?
  • Where can I find XYZ thing?

It's your job to come up with a hypothesis on a mailing. In the end, we are all just making educated guesses (ie. gambling) every time we send mail. Our team needs to have all the data points to weigh in and give you advice. Here are the main ones: 

  • Type of properties you are targeting 
  • How many leads are there in your search area?
  • Sales Data for your search area
  • Summary of listings in your target area

Tech Issues

Please send in screenshots or a loom video of what is going on. This will help us quickly figure out what to ask next or what the issue may be. 

If you are coming to office hours, please have all screens open and logins completed BEFORE getting on the call. 

If you are running into a one-off Zapier error, you may first try deleting and trying the step/zap again
